Glossary

Terms used throughout this manual.

Accommodation unit
An individual bookable room or apartment. Belongs to one category. See Property setup.
ADR
Average Daily Rate. Room revenue divided by rooms sold.
Add-on
An extra charged on top of the room — airport pickup, extra bed, laundry.
Category
A kind of room sold interchangeably at the same nightly rate — Standard, Deluxe, Suite. Prices belong to the category, not to individual rooms. See Property setup.
Folio
The running account of charges and payments attached to a booking.
ARI
Availability, Rates and Inventory — the three things a channel manager keeps in step between a property and its OTAs.
Calendar sync
The lighter, one-way alternative to the channel manager: Zitlin reads an OTA's calendar and blocks those dates. Dates only, no rates or bookings. See Channel manager.
Channel manager
Two-way sync between Zitlin and the OTAs: availability, rates and restrictions out, bookings in. See Channel manager.
KOT
Kitchen Order Ticket. One round of food sent to the kitchen. See Restaurant.
Linked units
Two or more units that block each other when booked, for a space sold more than one way — a bedroom and the apartment containing it.
OTA
Online Travel Agency — Booking.com, Airbnb, Expedia and similar.
Price mode
One of three prices a dish can carry, chosen per order. See Restaurant.
Rate plan
A named adjustment to the nightly rate, applied by choosing it on a booking. See Pricing.
Restriction
A date-range rule on when a category can be booked — minimum or maximum stay, closed to arrival or departure, stop sell. Enforced on the booking engine and pushed to OTAs; front desk bookings ignore them. See Channel manager.
RevPAR
Revenue Per Available Room. Room revenue divided by rooms available, whether sold or not.
Seasonal override
A multiplier that moves rates over a date range, repeating every year. See Pricing.
Stop sell
A restriction that closes a category on the OTAs only, leaving your own booking engine and front desk free to sell. See Channel manager.
Weekday override
A multiplier applied to every occurrence of a given day of the week. See Pricing.
